Choosing Villa or condo as a vacation rental became extremely popular this past few years in today’s vacation industry as perceptive travelers find the many benefits of renting a holiday home.

Find the perfect home for your vacation rental

Make sure that the property you choose, by looking at the pictures, fits all your requirements and needs. The description provided for each listing helps you to find the right property. If you don’t find the information you need, don’t hesitate to contact us via the inquiry form “Contact us”.

An agent will answer you within a few hours. You can also locate your villa via the Google map shown below the description. When you have decided the property you want for your holiday, give us a call or send us an inquiry to check availability and make sure you choose any additional concierges services you need like transportation from the airport to the Villa, a private chef for a special occasion, pre-stocked groceries or anything you would love.

Try, if possible,  to book your villa or condo in advance: to have the dates you need and to get more choices.

Please notice that rates vary depending on the seasons. Villa or condo prices are the highest over the holiday season. High Season are from Dec 15 to April 15 and the lowest rates you will find run from April 16 to Dec. 14. Some villas and condo propose special rates with possibility of renting a 3 bedroom as a 2 bedrooms for example.

Book your vacation rental: Make a deposit

Once all the details are confirmed with an agent, we will send you a contract agreement detailing the payment options, the exact location of the Villa, check-in/check-out times, maintenance, housekeeping services, key pick up and welcome, the villa rules and recommendations. When you agree on all the details of the rental agreement, you have 7 days to send a 30% deposit of the total amount by wire transfer, check or Credit Card.

Once we receive the payment, congratulations! Your vacation rental is booked.

Finalize the booking: Pay the balance

The balance is due 45 days prior your arrival for most of the bookings. In some cases, the balance is required the day of your arrival in cash.

Refundable Damage deposit

We request a refundable damage deposit for all our vacation rentals. This is naturally to encourage our guests to take care of their vacation rental in order to cover the owner of potential damage or loss. Be sure that we do not debit your credit card but we only take the information. These information are deleted once the inspection has been made by an agent.


Before your arrival, your dedicated concierge will send you a guide especially made for you with restaurants recommendations, informations concerning St.Martin/St.Maarten, and all the activities proposed on the island. You will receive also a list of cars rentals, and also an online map that you can charge on your cell phone and use during your stay. We recommend to book your activities in advance especially for Private Chef and Catamaran tour which are the most popular activities.

Check-in procedure

Please do not forget to send your flight information in advance. We need it to follow your flight and to see if you have possible delays. If you rent a vacation rental at the Cliff, an agent will welcome you in the lobby and take you to your condo. Otherwise, the agent will wait for you at the car rental or at the villa if you prefer. An informative tour of the villa/condo is made and all the explanations of devices will be given. An emergency number will be provided.

Check in is at 3pm.

Check-out procedure

The check out is at 11 am. You can ask for late check-out (subject to availability). During check-in, the agent will ask your check out time. An agent will come to inspect the places, ask your feedback and say goodbye.

Included in the weekly vacation rental:

  • Maid service at least once a week (Add. hours can be purchased $10/hour)
  • Pool and gardener services
  • Utilities (water, electricity, internet)
  • BBQ gas / charcoal – not applicable to condos
  • WIFI internet connection
  • Toiletries (Soap, Shampoo)
  • Basic cleaning products
  • Linens, towels and beach towels
  • 1 transfer to the villa/condo on demand
  • Maintenance
  • Concierge Services
